We arrange high yield trust deed loans on California real estate only. We understand different Investors have different criteria as to the kind of property, location, loan to value ratio etc. We are here to provide trust deed loans that match your requirements. You tell us the kind of loan you are interested in investing in and we will do our best to find it for you.

We use independent escrow companies or title company escrows for all of our loans. We do not use in house Broker controlled escrows. An ALTA Loan Title Policy is required for each trust deed investment from a major title company at 125% of the loan amount.

We arrange loan servicing as needed to ensure your investment is properly serviced.

It is important for us to establish a good working relationship. Your questions and concerns matter to us. We remain interested in the results of the investment until you are paid in full. We are always here and willing to help.

If you're new to trust deed investment, we'll work with you too. In all cases, you will be provided with all the information needed for you to make a fully informed investment decision.

Working Hand in Hand Underwriting the Loan

If we find an investment that seems to match your criteria, you may wish to be involved in the underwriting process. Some of our private lenders like to be involved at least to the degree of receiving key documents as they arrive, such as beneficiary statements, credit reports, appraisals, fire insurance information, approving key loan documents and terms, etc.  We encourage investors to get involved and fully understand the loan prior to making a final decision. We sometimes ask our private lenders to sign off on a conditional loan commitment to be able to show the borrower there is an investor interested in their loan subject to conditions which are required.

It takes vigilance, expertise and a suspicious eye to underwrite a loan. It takes a team of professionals. This is why we look over every aspect and detail of the loan and request you do the same.

A trust deed is a loan agreement between people based upon trust with all facts known. We demand full disclosure from the borrower. We encourage the investor to inspect the subject property prior to investing in a loan. We sometimes offer to set up meetings between the borrower and the lender in order to promote friendly relations, and allow both borrower and lender a chance to meet and interview one another.  We realize that the real estate lending experience while secured by real estate is still an agreement between people. We work with you at your comfort level as to the involvement in the underwriting and servicing process.
